*Note: The Association reserves the right to add Additional Security at the expense of the Renting Party if the Association deems it necessary after this agreement is signed, even if it is not included in this summary. The Association will notify the Renting Party no later than 30 days prior to the event. The Renting Party may refuse and in that case the agreement will be ruled null and void and any deposits will be returned to the Renting Party.

Grand Room & Balcony
Our Grand Room is over 5,000 square feet with stained concrete floors and a soaring 30 feet ceiling. On each end of the room are large 10 feet wide windows. Two 15 ton HVAC units keep the building cool and comfortable in the sweltering Columbia summers and two natural gas HVAC units keep the building toasty in the winter. The Balcony overlooking the Grand Room is over 1,500 square feet and has two sets of stairs leading down to the Grand Room. Double doors set in a ceiling to floor window wall lead out to a small outdoor balcony over the front entrance. On either side of our balcony area are additional men's and ladies' restrooms.
